Advice

Aequius does not provide financial, investment or tax advice. It is your responsibility to decide whether to invest, and you must do so solely based on information contained on the platform, together with any independent knowledge that you may have and professional advice that you may have received. If you do not understand something about an investment or have any doubts about whether an investment is suitable for you, then you should seek independent professional advice.

Currency

Investors should note that market and currency ups and downs can affect the value of one’s investments, and the income they earn, which may rise or fall as a result. When we transfer money, it is done so using the presented bank rates for the day.

 

As an international investor, it is essential to recognise the risk of currency fluctuations alongside other investment risks spelt out herein.

Liquidity

Your investments are not liquid. This means you may not be able to sell your investment until the Investment Exit Date (5-year option).

 

Our Resale Market provides an opportunity to exit your investment early. You can list your investments for sale and connect with potential buyers. However, there is no guarantee that your orders will match with a buyer when you want and at the price you are asking for.

 

The Resale Market is only available once an investment is entirely sold. There is no guarantee that the investment will be fully subscribed before the Investment Exit Date.

 

You should consider your investment to be a long term commitment. You may not be able to exit before the end of the term, and properties may take several months to sell.

Future & Past Performance

The past performance of an investment is not a guide to its future performance and should not be relied on when making an investment.

 

Our projections of future performance are based on all known information, internal calculations and opinions of Aequius at the time the projections were made. These are not guarantees and are subject to change at any time and should not be relied on.

Protection

It is important to know that your investment is not in any way comparable to a deposit and is not covered by any deposit and investment insurance instrument or compensation scheme.

Tax

You are responsible for the administering of your tax affairs, which may include capital gains and/or income tax. Your tax treatment depends on your individual circumstances and may be subject to change in future. We do not provide tax advice and you should seek this independently before investing. It is your responsibility to ensure that your tax return is correct and is filed by the deadline and that any tax owing is paid on time.

Variable Income

While Aequius provides gross rental income estimates based on information from third parties; these are not guaranteed. It may be that lower rents are secured. Furthermore, rental income could cease entirely for specific periods. In the event of a tenant failing to meet its obligations to the owner of the property, investors will experience a fall in the cash receipts and cash available for distribution to them. From time to time, vacancies can be expected to arise in the operation of real estate assets. In some cases, sizable vacancies may mean there is less cash available for distribution to investors.

Your Money Is At Risk

The value of your Aequius investment can go down as well as up, and historical performance is not a guide to future performance. A fall in the value of your investment may be due to several reasons, such as a fall in the underlying value of the property or a problem with the property that will need to be funded from future rental income.

Investment Structures

For every property Aequius purchases, we set up an SPV (Special Purpose Vehicle) company. The SPV is legally separate from Aequius, and the SPV will own the property with all contracts and bills issued in the name of the SPV concerning the property it owns. Investors will not own the property; rather, the investor will have an interest in the SPV legal entity that owns the property. Aequius appoints three directors to operate that legal entity for the day to day operation.
